    This may depend on whether or not the sale price reached a specific dollar threshold in order to generate owed taxes. I think in Colorado (and this is a wild guess), the sale price needs to be $100,000 before tax paperwork needs to be filed with the state. But talk to a real estate accountant in the state where the land you sold is located.

    Have you sent neighbor letters to the adjacent lot owners? Also, send letters to anyone who owns a lot of property in the area, especially anyone who appears to be buying lots recently. Otherwise, I would keep on advertising and not wait. If you still have the parcels in May, send a photographer up there if you think nice photos will attract more interest.

    Problem solved: you can increase your results to 25,000 records in RealQuest. In the upper right-hand corner click the drop-down menu under your user name and select ‘My Preferences’. About halfway down the page you’ll see “Maximum number of records to retrieve per search:”. Change that number to 25,000.

    No, we don’t have access to DataTree (that’s apparently being released with House Academy). That said, you can easily determine the number of SFRs using RealQuest.

    Yes, a deed type can change when sold to a new owner. It really depends on the situation and the intent of the seller and buyer. The type is changed literally when the new deed is drafted and is the basis of the type of warranty you’re giving the buyer.

    Update. Ok — lesson learned: Don’t panic and assume the worst after talking to just one person. Turns out you can have deeds notarized in MD, but typically banks (and some notary publics) may refuse out of liability concerns. But it is possible to find others to notarize these documents in Maryland without spending money on a title closing.

    I’m buying a parcel in Colorado, but the sellers are in Maryland. In the process of locating a mobile notary, I was informed that regardless of where the property is located, the notary must have a special license (?) to notarize deeds in the State of Maryland. Is anyone familiar with this?
