Thank you, I figured the RYG is more of a gauge and not the Bible. Right now I look at countywise and look for counties with alot of properties but a smaller population density and then try to get the other statistics such as DOM, list to sales and total properties over listed from zillow, landwatch, land farm etc…

Thanks for letting me know…[Read more]

  • Hello, in Texas, realtor.com does not have data on rural counties. Steve mentioned that this should not exclude you from going after rural land. Anyone have a manual way to pull data into the RYG test and figure out which rural county is best? Assume that DOM is the most important indicator pulls data on all property types including housing which…[Read more]

Hello, does anyone know what to input into filters for REDFIN and Land and Farm to conduct the red green yellow test on equity planner. For REDFIN to get sold data (assume it is land and last 1 mths data) and Land and Farm for current listings (acreage size, no house, and vacant land versus all property types). Just starting out and once get…[Read more]

Hello, when filling in the red, green, yellow test on equity planner which filters are used for land and farm to get land postings and redfin sold data? Assume on redfin for sold data you only select land for last 3 months and for land and farm no houses and undeveloped land. However the numbers from these filters are very different than the…[Read more]

  • Hello, me and my family also live in San Antonio. We are just starting out also so can’t offer a lot of experience at this point as we are doing the research and trying to get out a mailer in Texas. I probably prefer to have more data up front than most and have questions about pricing and statistics. Thank you

Thanks Luke included check the legal description on earthpoint as part of step 1 find an are where people look to buy inexpensive land. What other things would you look for using earthpoint.us or google earth in Texas. Kevin noted to watch out for oil wells. Did not understand the point about 6mths down no owner financing, for someone starting out…[Read more]

Kevin, really appreciate your wisdom and simplifying it for us. We are trying to make some type of checklist with these tips in there for future reference. Will add those tips to step 2 under confirming there is inexpensive properties for sale.

Kevin noted to make sure that you can find the land on parcel fact or title pro. What does this mean and where do you get the APN to plug into PF or TP. We are just looking at zillow, landwatch, etc and then plugging the address into PF or TP. Also what is meant by ensuring there are less than 40 listings per county. Is that saying there should be…[Read more]

Thanks for the info, we have a long way to go. From a recent podcast Steve said that when looking at this business from a financial perspective its days on market that is the key metric for purchase. Although Pecos or Hudspeth are not great areas the land may move depending on DOM. Assume the logical thing is to stay within an hour or 2 of Dallas,…[Read more]

  • Thank you, that is helpful and tried to look up some of the properties on title pro since to make sure that i have the ability to do due diligence when I get an offer. I looked at zillow first to get an address as I am not able to access real quest today and then plugged that address into title pro and some came up but the information on title pro…[Read more]

  • Thank you Kevin, will do. Appreciate you putting in context how to use parcel fact and title pro and see that the membership does allow for use of those tools. Also, will avoid buying properties with oil rigs as part of due diligence. James

Thank you Laurie, me and my kids are reviewing the videos and trying to come up with a plan. The videos say to get a phone number, mailbox, name, website, social media accounts, so working on all that as well. Also trying to pick a county in Texas (where we live) which understand is a little more tricky with less sales data out there.

  • Me and my family are trying to get started and stuck on step 1 pick a target market. Since we live in Texas we are looking at a county such as Pecos County (desert area in West Texas as lend is cheaper). I like the advice about no more than 40 properties (assume this is properties listed for sale in zillow or realtor.com) in the area your…[Read more]

Hello and happy new year. Transitioning military member signing up and excited to get started.
