I got a signed offer returned for 10 acres in Elko, NV for $1,000. No back taxes but:
1. While the property has easement, the dirt roads have eroded away. So there are no visible roads to the property.
2. There is a non-functional trailer on the property.
What do you guys think? Selling comps are around 300-400 per acre but larger properties (40+ acres) with clear dirt road access.
