    Out of 12 letters received today I got 4 yes, 2 yes at barely higher prices, 4 no or some stupid high price counter offer that is basically a no and two that were returned to sender.

    Three faxes all yes.

    Calls and emails are too hard to keep track of.

    Today’s take is over 20 properties and still counting!

    Hardly any of the sellers only have one property.

    They just keep coming and coming.

    Only closed the sale of one property today. Got to figure out how to sell at least half as many as I am buying a day or else this is not going to be sustainable.

    Got a 7 pack I just drew up. Need to hit the bank in the AM for that one and some other singles.

    Got a different one that is one APN but has 8 lots in it. I wonder if there is a way to easily sell the lots off one at a time. Or at least market it for someone else to do.

    Anyone ever see a legal description like that?

    Hey Luke,

    Sounds like you have the system working to get acquisitions down very well.

    Why are your buys to sells ratio out of balance? Is it that your acquisitions are accelerating or are you experiencing a challenging selling market?

    Any insight would be helpful, I am just getting started and have been following the forums here.

    My buys are accelerating and I am not spending enough effort selling.
    Got what sounds like three properties sold today and it is only 2.45.
    It takes a while to get them up for sale.
    Would be a lot easier if I just had a rolling list of properties and made advertisements for some of them. Like bait and switch.

    Bought 8 properties today. My favorite was a guy who said no to my $500 for 5 acres but he would sell two others for $400. No taxes and on a road sure why not. $200 each lot is hard to screw up.

    Also got a 10 acre on for $2000 on a paved road where the next cheapest one is 10K. It’s not 100 an acre but still looks good.

    The day is not done yet. I still gotta open my mail.

    I just sent 2700 offers out this Sunday. A couple of weeks before that I sent out 3000. 2000 a week before that.

    Was trying to do 1500-3000 a week but that is kind of hard to keep up with. Phones, paperwork, selling and not to mention the Capital.
