  • Cozy looks good. I like the free ACH feature. And the low CC processing fee.

It is missing a way to allow people to pay for a property while you are sleeping or playing with your kids.

Looks good to collect payments though.

I still like moonclerk.com as they create links to your payment forms for each deal. Post that link online or email it…[Read more]

One more question that is very basic and I’m sure is covered somewhere in the program or podcast but I can’t remember-sorry. What about a purchase agreement when doing land contracts? If the buyer signs the land contract, is it necessary to also have them sign a purchase agreement prior? Who does the purchase agreement protect again?

I went through the CA disclosure guide and added all the applicable disclosures for Seller Financing directly into the land contract, under the heading ADDITIONAL CALIFORNIA SELLER FINANCING DISCLOSURES. Not sure if I need a separate disclosure statement, but I think I’m going to skip it. What do you…[Read more]

I agree with Luke for the most part. If it is truly “Land Locked” which I believe is a misused word a lot, then run the other way. If it has legal access (nearly every property does), then its worth looking into.

It’s all about disclosure when you sell it.

A lot of this property type has access it simply does not have a…[Read more]

  • Thanks, Claire. This is a perfect use of SuccessPlant: real time information all of us can benefit from.

I would love to know if this property has back taxes associated with it. My experience has been that a disproportionate number of letters get sent to back tax property. This holds true even more so with SFRs (houses). I actually remove back…[Read more]

  • Hey guys, Just wanted to let @admin and students know, we are definitely sending a lot of letters–here’s an email I got from a property owner yesterday:

    Dear Claire,

I received your solicitation to purchase my ten acres of land I own in Kern County. Per your letter, the reference # is KECA10-11075.

In the last month I’ve received 5…
