    @Jill,
    Thanks for the encouragement. I just was a little side tracked by the request for title company and talk of escrow. I also didn’t want to incur any more fees as the broker wanted $300. I decided to cool my jets and finish working through the program so I have a handle on what I need to do.

    I gave the broker a 101 on Tax Deeds. I basically told him what you posted. Then today i got contacted by another real estate agent in Cali. So the good thing is I’m seeing some traffic.

    I think you still may be fine. Just let them know the property is priced below market value because it was purchased via a tax deed. And that before building on the property, they will have to pay some additional money to do a quiet title action – a typical and normal procedure when purchasing a property at the tax deed auction.   • Thanks Luke, that sounds like the best bet. CO has a form where you fill in the price so I’ll just assume they will take that unless they send it back

    Purchase price was 1120. With notary fees, pictures, deed work, and pro-rated portion of mailing cost, total all in cost was 1450.00

    5 acre parcel – was about 3 weeks from when I listed until I sold
