Mike – I just sell it as-is and disclose that there is an old structure on the property. I have never had one cleaned up prior to sale.

Andy – There will be big value difference. You need to find a comp that is just like your property = No utilities. My guess is that $32K is about market value for that property.

Chris – Maybe you should log off and then log on. Then try rebooting the computer. The best way I can get PF to work for me is to only open it up in a private window in Firefox. That may just be my arrangement here.

John – No, usually the previous owner never redeems the property. An investor buys the property at the Sheriff’s Auction and that begins the redemption period. This can be 3 to 5 years depending on the county. During that redemption period, the investor tries to sell the property. John – you need to read up on buying Tax Sale Properties. In most states there is a redemption period where the previous owner can come back and purchase the property for the cost of back taxes and penalties that were accrued. Andy – Counties don’t all use these categories in the same way. Some do on record % improvement at all. You must experiment with each county to find out what works to give you the most vacant parcels. Usually, counties within the same state will handle their data in a similar manner. This gets easier after you have done it a few times.

Heck yes I mail to owners who live in the same county. I get more than half of my deals from local owners. Some live right next door to the vacant land.

Blake – All properties are in some county or other. Maybe you mean inside your home county vs outside your home county? Not sure. You should try to send mail to any area that has vacant land in your price range. Good luck.

Vic – try to pick someone that has good advertisement for land and who seems to be professional – good descriptions, good photos, maps, etc. Call them up and tell them that you are thinking of buying some land but not sure if it is priced right. Bryan – you should be able to look them up in the state where the corporation was formed. See if the status is active. See who the officer(s) are and make sure you are dealing with the right person. If you don’t know what state they are incorporated in – ask the seller.

Bryan – you should verify that you are dealing with 1. A valid business entity whose current status is “Active”. You should be able to look them up at the state of incorporation web site. 2. A person who is authorized to buy/sell property owned by the Corporation.

Bryan – if the deed says Joint Trust with Right of Survivorsh(JTWROS), then the surviving spouse can sell it. Otherwise you may need to have the seller get the deed in their name. Usually not worth it on small deals.
