I didn’t look into parcel splitting, so I can’t contribute much to a discussion on this topic. I do know, however, that Mohave is very “split-friendly”.
I just closed on it after some back and forth with the seller.
Will hire an agent who specialized in ghis area to sell this one though.
Peter, are you looking at deals in this sudivision?
What templates did you choose to work with in order to complete a sale on terms, and where did you get them from?
For terms deals I know I need a Land Contract, Promissory Note and Purchase Agreement (Is this accurate?)
I was going to use RocketLawyer or similar website.

Milan, $250 down? Did you find this low down payment made selling the property much easier?
If you don’t mind sharing, what in your opinion is the best place to post your properties for sale?
Obviously you want to post all over, and anywhere possible, but if you could only use only one website to sell your properties, where would you post?
Some of the parcels I was looking at were purchased on terms at some point in the past, so that was my main concern regarding searching for past liens, although who knows what else could have been slapped on that title in the past.
Don’t you do any kind of lien search on previous owners of a parcel you are looking to buy?
One more thing I’d add here.
I own a few houses in Las Vegas, NV, and over the years I’ve had tenants I needed to evict because they stopped paying. I can tell you that NV law is very pro-landlord, unlike other states such as CA for example.

As far as I understand this developer purchased a while back 130,000 acres and split them all up into approx. 40ac parcel. Maybe a few are less than 40ac, but majority are around 40ac.
They are still selling quite a few parcels on their website and they are going for $30K to $90k (!!!) on terms. I really don’t know why anyone would pay so much…[Read more]
