But like I said, prices vary a lot within this subdivision. Depending on where exactly your parcel is… The further north you are, and the closer you are to Alamo Rd the higher the demand and prices. The access to I-40 is in the north part, which affects the prices. And Alamo is a main Rd…
If your parcel is far from either then you should…[Read more]
I bought three 40 acre lots in this subdivision. I decided to list them with an agent for closer to retail prices, but am now starting to market them myself as well through other channels like Craigslist for example.
They have been listed for about 2 months now and they might take a while to sell, but for now I’m not in a rush to…[Read more]
I still answer my own calls, but plan to start using an answering service like PatLive or something similar.
I called a seller back today after he left me a message saying he received my letter and would like to discuss, etc.
My offer was $5000. The told me he thinks my offer is too low. I asked him how much he wants, he said $100,000…

Miriam and Daniel – Thank you so much for sharing!
Having a service like PatLive is definitely great for screening all the Hate calls, but what about screening all those people who are calling you back because they want to sell, but want to sell for twice as much as you are offering them in your letter?
Shouldn’t there be questions in your script that sorts these people out? Like for example: “Do…[Read more]
I’m relatively new to land investing but have already bought and sold a couple properties.
I’ve had success selling on facebook groups, and even had success listing properties with agents, believe it or not.
Going forward I’m hoping to sell more by myself and not use agents as much, especially for the lower $$ amount deals.
Question: what…[Read more]
Good luck to you.
I didn’t look into parcel splitting, so I can’t contribute much to a discussion on this topic. I do know, however, that Mohave is very “split-friendly”.
I just closed on it after some back and forth with the seller.
Will hire an agent who specialized in ghis area to sell this one though.
Peter, are you looking at deals in this sudivision?
What templates did you choose to work with in order to complete a sale on terms, and where did you get them from?
For terms deals I know I need a Land Contract, Promissory Note and Purchase Agreement (Is this accurate?)
I was going to use RocketLawyer or similar website.
Do you recommend going the RocketLawyer way?
Do you mind…[Read more]
Milan, $250 down? Did you find this low down payment made selling the property much easier?
If you don’t mind sharing, what in your opinion is the best place to post your properties for sale?
Obviously you want to post all over, and anywhere possible, but if you could only use only one website to sell your properties, where would you post?
Some of the parcels I was looking at were purchased on terms at some point in the past, so that was my main concern regarding searching for past liens, although who knows what else could have been slapped on that title in the past.
Don’t you do any kind of lien search on previous owners of a parcel you are looking to buy?
One more thing I’d add here.
I own a few houses in Las Vegas, NV, and over the years I’ve had tenants I needed to evict because they stopped paying. I can tell you that NV law is very pro-landlord, unlike other states such as CA for example.
With a rental property usually the non-paying tenant will just pack their stuff and leave once you post an…[Read more]
I’m in the middle of doing my due diligence for my first couple of accepted offers.
The county I’m in is super nice on the phone but they are kind of lacking free accessible info on their website when it comes to most of the due diligence, like for example finding liens, deeds etc.
What is your go-to resource for your due…[Read more]
Hey, land academy investors.
Can someone please explain something to me?
I’ve been looking up some properties on ParcelFact, which is an awesome tool, by the way, so if you haven’t didn’t subscribed I really don’t know why, but anyway… For those of you who ARE using ParcelFact, could you please explain to me a few things:
1- I looked up a…[Read more]
As far as I understand this developer purchased a while back 130,000 acres and split them all up into approx. 40ac parcel. Maybe a few are less than 40ac, but majority are around 40ac.
They are still selling quite a few parcels on their website and they are going for $30K to $90k (!!!) on terms. I really don’t know why anyone would pay so much…[Read more]
