    I’ve had the same issues. I heard folks mention these “incredible” attorney’s that close super fast and for a fraction of the price but when I mention that to attorney’s that I’m testing out, they laugh and me and say that doesn’t exist.

    I’d buy it if the price is right, looks perfect. I’d even buy it with the house, etc. since that means well, power, sewer, etc.

    I haven’t seen any counties in TX where this is required by law, I throw all of them away. I wouldn’t want the assessor to have that info because that is a personal transaction between me and the seller or me and the buyer.

    There will be a plat map for this section that subdivides the entire section up and will list each parcel number. Ask the folks that you have accepted offers from first and if that doesn’t work, request a copy of it from the CAD or Clerk’s office. The is fairly standard in West Texas to have situations like these.

    Search for the community on Facebook and see if you can find a neighborhood group page and/or just see if a search yields any results of people posting info about the subdivision.

    If comps are truly in that range, option the property and see if you can sell it within the option period. If you don’t feel comfortable doing this on your own and want a partner, I’d be interested.
