Hey Land Investors!
Ok so I keep getting huge hard copies of my title insurance documents. I don’t think that I even need to keep these. I’m sure if I ever needed it I could email my closing agent and request an electronic copy. So it’s not worth my time to scan, rename, and file…Right?
Does anyone think I should be keeping these? I have…[Read more]

At first glance, I’m not worried at all but here are the steps I’d do to confirm there are no issues:
-call the county like Laurie said, see if there are any unreasonable setbacks (10 acres is a lot so you’re likely fine)
-see if the county has any septic permits pulled and if anyone has ever tested the soil
-check out a wetlands map, make sure…[Read more]

Hey land investors!
I am buying some land in California, and I have a line in my title report that I believe is basically saying, “We’re no 100% sure that these properties were lawfully created” and I’m not 100% sure if this needs to be resolved or what I should do about it.
Here is the language in the title report,
“Any claim that the land…[Read more]
Dang it, last update, it looks like one more amendment was filed, which allows those lots to use commercial. There are 4 lots that were multi under the CC&Rs, and eventually amended to allow more general commercial use. But my target lot is not one of those.
Update, sorry I missed this in the CC&Rs. The lots that have commercial property on them are mentioned in the CC&Rs to the following effect,
The CC&Rs say on those lots “may be used for multiple dwellings. A multiple dwelling is a building designed for courts of any dwelling other than a single family dwelling” I’m not sure if that means they…[Read more]
Long story short, I have a lot that is zoned commercially. The CC&Rs (1946) say that only SFRs can be built and signs can’t be erected. They also say no person of color can live there, which I know is voided, but I’m adding because I wasn’t sure if that voids the whole thing. I think it only voids that line.
There is a Del Taco and two other…[Read more]
What’s everyone’s favorite response when a buyer says, “What’s the lowest price you’d accept?”
I hit them with, “I’m a land investor, and I know the market around here, it’s priced below the comparable properties and I’m confident it’ll sell quickly at this price” or something to that effect. That being said, I usually have some distance between…[Read more]
I’ve done a bunch in CA but I title close now so it’s been a little while. There is a cover page that you can add to save like $95 in recording fees I recall, so ask about that. I wouldn’t worry too much about making a mistake, I’ve had correction deeds done from sellers before. It’s stressful but if you’re going to self close then that’s the…[Read more]
I use RealQuest Pro for my sold comps. I always check the buy and seller fields to see if it’s I tra-family or sold by an LLC and I take those with a grain of salt, or, if it’s an investor, then I use that to guy check my analysis. I’ve done a lot in VA NC and SC and found the same thing. It’s very tough to get market value right. The for sal…[Read more]

Thanks for the advice, I’ll give them a call tomorrow to make sure I can zone it down without too much trouble.
I think you’re right.

I have a property under contract that is a no doubt residential deal, buy for 6 sell for 12 I think, but it’s zoned “commercial general” which doesn’t have any residential uses under the zoning except potentially mixed-use with a plan development permit…[Read more]

Hello, I have mostly mailed the East Coast where perc tests, and calling the county to see if there’s a soil analysis on file, can make or break a deal if a property doesn’t perc.
Recently I mailed San Bernardino county and I’m curious if that is really an issue in any of these desert style squares. There are plenty of parcels surrounding my…[Read more]

I’m buying a property in San Bernardino County. I know that there is no public water to this property. Can someone let me know if it’s worth continuing my due diligence to determine if this property would be suitable for a well or require delivered water?
My bottom line question is, “Is it sufficient to stop my water due diligence after…[Read more]

Hey everyone! I have a lead on 10 RV lots in San Bernardino County. It looks like once they have a pad and everything they sell around 30k. I mailed ~14k offers out for SFR lots and these came back. So I think that a bulk offer for the 10 lots plus some price adjusting and there may be something to this. It looks like pouring the pads (which…[Read more]

Hello! I’m buying a 45 acre parcel in VA, $27k all in, worth ~90 says my agent/local guy, I think I can sell around 60k cash hopefully. Just so you know what we’re looking at.
The title agent said, “I have attached the title commitment and notes. There is an exception on the commitment regarding access to and from the land. The easements…[Read more]
