I tried to sell some stuff on ebay to “season” my account and got flagged for “requesting reviews” then pivoted away from the price point that works on eBay. Moved to larger profit deals and never did much with ebay
Jenna, for sure, to each their own. I’ve simply found that I had more success when my offer price pertains to a greater portion of the people that I’m mailing. At first glance, I’m not worried at all but here are the steps I’d do to confirm there are no issues:
-call the county like Laurie said, see if there are any unreasonable setbacks (10 acres is a lot so you’re likely fine)

I am buying some land in California, and I have a line in my title report that I believe is basically saying, “We’re no 100% sure that these properties were lawfully created” and I’m not 100% sure if this needs to be resolved or what I should do about it.

Dang it, last update, it looks like one more amendment was filed, which allows those lots to use commercial. There are 4 lots that were multi under the CC&Rs, and eventually amended to allow more general commercial use. But my target lot is not one of those.
Update, sorry I missed this in the CC&Rs. The lots that have commercial property on them are mentioned in the CC&Rs to the following effect,
The CC&Rs say on those lots “may be used for multiple dwellings. A multiple dwelling is a building designed for courts of any dwelling other than a single family dwelling” I’m not sure if that means they…[Read more]

I use RealQuest Pro for my sold comps. I always check the buy and seller fields to see if it’s I tra-family or sold by an LLC and I take those with a grain of salt, or, if it’s an investor, then I use that to guy check my analysis.
