    Vic, Yea the USPS has data vendors you can use and or they have their own system that goes up to 10000 records a run. It corrects your mailing address to where they are vacationing or moved to. It points out addresses that will most likely not get delivered too. You can get a lot more accurate using their data.

    I think the 20-40K stuff is very hard to sell. To big for credit card and too small for agents most of the time. Now if you have some 100K stuff and some 20K stuff the agents usually take them all and it also depends on the local market there too. That may be their only option that is the market.

    In some areas that starts a building moratorium for 5 years. I figured that out the hard way so look into that first.

    You might be able to get them to leave some of the weird shape trees so it still looks like good land for homesteading instead of scorched earth. Sometimes they leave strategic stands of trees to help sell the land better too.…[Read more]

    If you are penny pinching starting out style pick up the phone and ask the county recorder/clerk. They might send you to the Assessor for a document number or something like that for your area.     For Hudspeth county I bought some out there a while back. Time to learn how to real legal descriptions to find them! I went on earthpoint.us and look for “Texas search by description”

    Then eventually you get a map in google earth pointing to the section that the block or what ever is in your legal describes.

    Or you could stay out of the desert and other low price land. Then you can price in all kinds of ways to fix things. People owning the bigger $ stuff pay to get things fixed the right way too. Lot less problems the more you go up in price.

    I sold hundreds of them. 25$ a month, 50$ a month, $100 a month even $500 a month. Most don’t pay off. They disappear or worse they call with life happens stories and want help. I think lower $ points sell them for cash.

    Or better yet post them on Tic Tok and ask double.

    Are you basing the price off what you paid for them or off what others are charging for like kinds of land? I would look at like kinds of land and price lower.

    Turns out the land was not a legal lot. Title caught it. I thought I was going to be taking out the trash here as soon as it closed.
    Was thinking Home Depot parking lot Guatemalan and a rental trailer. Tow it to the dump all day long.

    I think profit per deal is more important than profit per mailer sent. Its easier to go after bigger deals and then all the rest of the numbers follow.

    I like to study the best deals happening in my business and then try to emulate them. Try to double them or multiply them.

    I would not have it removed I tried to do that a couple times. Turns out lots of the time you remove it and the regulations of putting a new one there change. You want buyers to use it to help them through the local permitting process of “Fixing” “Repairing” or replacing it however those rules may or may not pan out.

    Just sent a big mailer for me. Over 43,000 offers. Started out near 100K records it boiled down a lot.

    Hit big dollar vacant land of all sizes in areas with short days on market priced each area based on how short too. Areas with lots of large $ vacant land sales since COVID.

    I had a MIT spreadsheet wiz friend of mine do a formula to make a mailer that had up to 5 properties listed on it with a different price for each one and a total for all of them.

    If they had one property they did not notice and if they had more they were all listed across multiple counties in that mailer.

    This credit card sales size deals? Just sell it and ship a deed to the county with a recording fee. Am I missing something? Sold some there I got in portfolios, never targeted it.

    Nice thing about COVID besides the land sales is that lots of the tax auctions are put off until next year too so you have lots of time to negotiate and close it too.
