After five months, four thousand letters, and 5 assignment deals, I’ve finally got a deal that I was able to self fund and now it’s under contract to sell. It feels great.
My offer was for a property that was already listed. The seller and I couldn’t agree on a price. However he had a tiny parcel in a nearby county that he was also wanting to get…[Read more]
Thanks Mike! I’m always looking for ways to clean up the stragglers in my data. There is such a wide variety of property values within the dataset that its’ difficult to price some counties accurately. I am burning through my parcel fact pulls in record speed!
Land academy posted an ad on Instagram today about assessed value.
I have a question about the usefulness of assessed values when pricing a mailer.
I understand that the assessed value doesn’t reflect the actual retail value of a property.
However, does it make sense to use the assessed value as an indicator when property doesn’t fit…[Read more]
That’s a very good point about water contamination. This reminds me of the Hoosick Falls NY / North Bennington Vermont area. There is a lot of very beautiful land that can be purchased for very low prices in that area, but there has been severe contamination of PFOA (forever chemicals) in the area. No body wants to buy a property with tainted…[Read more]
I have had the same problems. I took the process as outlined in the RVL document, and wrote it into a procedure. My intent was to make a system that would be easy to train employees eventually. Each step should define clearly which documents are used, where files are located, and which resources are used to perform each function, and what your…[Read more]
Very interesting discussion guys. Thanks for the feedback. I don’t have a web designer I’ve been doing everything myself with go daddy. I’m glad to have a contact at heartland that will be very helpful. Thanks again.

Thank you guys for covering this topic. I’ve had a similar interest in these states and wondered the same thing.
I live in South Carolina which is also non-solicitation. I know another investor here who actively does business in this state but he uses various advertising techniques to reach potential sellers in SC. Videos, social media, etc.…[Read more]
I was speaking with a potential buyer who is interested in swapping a house for land.
I won’t get into the details because it’s complicated and probably not a good deal.
However, I was wondering, are there any investors out there who have experience doing deals that don’t only involve simple cash transactions?
Has anyone done deals…[Read more]
I would also add that, while the equity planner county RGY tool is valuable, it’s more valuable if you can learn what the numbers mean.
Understand which metric values are “good” and which metric values are “bad”.
Still use the tool, but learn the design of the tool.
I say this because there are plenty of counties out there which aren’t listed…[Read more]
Batchgeo.com offers map plotting. You can plot up to 250 properties for free. Or you can subscribe.
Only problem is that your data needs to have some sort of street address. At the very least, a town and zip code should get you in the ball park.
I agree Kent it’s painfully tedious. Especially if you don’t actually live in the area. I hope this helps.
I’m going to keep digging to see if there is an even simpler tool. It would be great to simply upload your data set and have a map populated for you.
The problem is that each county (and each property) have such unique data configurations…[Read more]
Just to clear up some confusing verbiage: this method doesn’t automatically “plot” the data, but it shows the dispersion of data at various zones that you establish. Nonetheless, it is helpful for understanding where your data lays on the county map so you can price accurately. Hope this clarifies the tool.
I wanted to share this technique with everyone.
I’m trying something different on this mailer that I think will help to sort through the wide price variance I’m seeing in this county (and others).
If you’re like me, you don’t like the “shot-gun” approach to pricing and you prefer the “rifle” approach.
Excel has a feature that can…[Read more]

Hey folks. Is there room for one more?
I want to share with everyone some thoughts on my current state with my land business. Mostly just to get stuff off my chest.
I haven’t posted in a while because it’s been a whirlwind of activity.
– First, the “Land Academy Support” emails have been perfectly timed. I just got the Week 5 email “sellers calling back?” which covers handling…[Read more]
I’m trying to buy some properties in NY and am having some trouble finding an attorney to work with. Does anyone have a recommendation of a good attorney who will understand what we’re trying to do? The last office we spoke to was very rude and scoffed at the idea of closing a property for $3500.
Thanks for your help.
I ran into the same question. Started at 20% but after using the tool in the planner ended up closer to 35% on some.
I’ve found after doing some sanity checks that the assessed values do inform you of the property characteristics. If there is a huge discrepancy it could mean the property is land-locked or in a crummy part of town. Or it could mean…[Read more]
