Just out of curiosity, how much did this buyer put down? I ask because sometimes the percentage will reflect the ability of the buyer to actually do what they say and it is a good barometer for how things will play out.

Yeah, I’ve got enough data but getting the right time frame is important in the metrics. If I do 3 or 6 months, that percentage for “New List to Sold” percentage is very different than if I did 3 or 5 years. @Kevin I think this is a great answer and perspective on the situation. Basically, if he is willing to wait, he can get the full offer price but if he demands a hurried close, you need to be able to protect yourself, therefore, a smaller price. Pretty clear to me. Good luck to you @Josh!

Hey Kevin, I think he was talking about the seller not being patient to wait to close the deal.
As far as the survey and title insurance, why not wait to get those done and cleaned up after you buy. This will allow you to close on a great deal and still resolve the issue with title. I’ve never done this before but heard Jack speak about doing this.
