Hi Kevin –
Thank you for the feedback. That’s good advice all around.
Hi Angela –
I’m probably the least accomplished member of Land Academy so take my response with a grain of salt, but I wanted to encourage you to do as much of your own pricing when starting out as you can. If you have a blanket, desert square county or zip code you’re targeting, it shouldn’t be too hard to see sales comps and price how you see…[Read more]

Hello LA and HA people. I hope everyone where you are is doing well and all are healthy. Sending lots of good cheer and good acquisitions from California. : )
I’m posting this to land investors and not the House Academy board because as a community, I think we use this forum more.
My question, I followed advice from a recent HA member call…[Read more]
Hi Michael –
I don’t have familiarity with the county but I’m sure other members do that can speak more specifically to Teller County, CO.
I took a quick look because I recently did a large county mailer and had some anxiety about pricing after so I wanted to hopefully put some wind in your sails.
This looks like a large county with some…[Read more]

Hi again –
This question came to me thinking about the other I posted this evening.
Redfin method – How Steven demonstrated pricing Bullitt County, Kentucky
What do you do when the Redfin data driven way to find a price per acre for a zip, county etc… is either well above or below what your offer price would be if based purely on assessed…[Read more]

I should also add, those retail values are based on assessor values of properties based on recent purchases. One issue with pricing this county was the lack of inventory and what is for sale completely skews the price per acre up. 3.5x up. So those retail values I listed are on the conservative, I don’t think it could be any lower than that but…[Read more]

Hi LI team –
Just received this letter from a county in Northern California I recently mailed.
Dear Mr. Koehnen:
Re: Purchase Offer
Thank you for your December 9, 2019 letter regarding the above-referenced property. At this time, we do not wish to sell the subject property and therefore decline your offer.
However, we are…[Read more]

I am starting to receive positive results from my first mailers in California. I have two buyers already looking to sell ASAP. One is a 5 acre desert property NE of Ridgecrest that I offered $520 on but also has $529 in taxes owed for this year and previous. I believe the property should easily sell for 2k and possibly 3k. Access is…[Read more]

Trying some different avenues out to start my land purchasing process, I contacted several counties in California and was able to acquire some lists for various pricing. I realize now that I’m not ready to handle county data in its raw form but I also don’t want that money spent to go to waste. So if anyone is interested, I have…[Read more]
