My favorite crazy response back from a seller was my offer letter back with a huge “NO” written across it and included a cut-out coupon for “ONE TACO BUCK” good for $1 at Taco Casa. I have that cherished response pinned on my whiteboard.

Shabado, an easy way to find what you are looking for across all podcasts is to search on keywords on the podcast website. There is a small magnifying glass icon on the top of the web page which you can use. It works great. Good luck!

I agree Luke, I haven’t left the $10 off due to the so called “legal” reason of needing some kind of consideration. Some deeds even say as little as “$1” or even show non-monetary consideration such as: “For love and affection”. Ridiculous. I may just start leaving it off as well if you and others haven’t had push-back.

I explain to the seller that the $10 is simply a customary amount noted on all Deeds in the county which can be verified if they were to call the county recorder or a local Title Company. It’s best to run with an “abundance mentality” vs. one of scarcity. There’s more than plenty for everyone. And a sellers circumstances will change with time. Another quote I really like is “success leaves clues” such as where others succeed…there’s a proven market and established comps to boot.

I’ve taken back a couple of properties after sending a formal notice of default via certified letter with 30 days to “cure” the balance due. If the past due isn’t paid, I simply re-market the property which is super easy to do since I already have all the prior marketing materials, data, photos, maps, etc. Any remaining balance is definitely not…[Read more]

Find a small “Mom & Pop” Title Company, local to the property you are closing on. A good source to find one is “Source of Title’s” website. http://www.sourceoftitle.com/default.aspx.

I’ve also purchased from other “non-profit organizations” who often receive donated or willed properties all the time and get stuck paying the taxes. They are also much more willing and patient to do a Purchase Option Agreement.

A couple ways to do it (above) depending on the property value. And if you close with a title company I let them prorate it unless I’ve told the buyer otherwise.

Simply tell the buyer they will be responsible for the upcoming HOA dues and tax bill, even if some is owed and that information will be coming to them when the property transfers. Be fully transparent on what they are. Let them know they are getting a really sweet deal which far more than covers such fees vs. if they were to pay retail for your property.
