I have a seller who’s looking to get rid of 6 lots they have in Delaware. 5 already have mobiles on them. He’s offered to clear them if I wanted, but we’re trying to negotiate a fair sale price.
I have no idea how to approach this, since I’ve never dealt with mobile/mobile-ready infill lots before.
I’m looking for someone who’s familiar to…[Read more]
Wanted to bump this thread since a good 9 months have gone by.
What % are you going with these days?
I’ve looked back at my pricing calculations from this year, and it seems like my responsive mailer was priced at 30%. I’ve done plenty at 20% that have yielded less response but still some decent deals.
At the end of the year…[Read more]
Mike Brusca replied to the topic IS there anybody who applied this to the Northeast US in the forum **Ask A Question** 2 weeks ago
Can you refer to the resource saying that the Northeast isn’t recommended?
I’ve done a number of deals in ME, no problems.
There shouldn’t be an issue with an entire region. Give it a try and best of luck.

I sold a property 3 months ago, I had originally bought it with title insurance, but notary closed it on the sell end. During the title close, I had to have the legal description redone by the surveyor, which I paid for.
Shortly before I sold it, I had the abutter reach out to me saying how she saw it was for sale and told me “my boundaries are…[Read more]
A couple weeks ago I sent out a 5k mailer to 4 different counties for bigger properties (5-50 acres). I spent a lot of time really focused on pricing. While I can admit I definitely priced on the lower side, I didn’t expect to get this much HATE.
It’s really been an onslaught. My employee is asking what she did to deserve this haha! I’m not…[Read more]
Thanks Charley I’ll check it out.
It’s really strange because I have 10+ other pages I own for other businesses that it will let me post from, but not this one.
Technical question here.
We have been posting properties on Facebook marketplace but we’ve been unable to post them as our land business page.
For some reason it allows other facebook business pages we have to post on the marketplace, but not our land one.
Once we start hiring and have more inventory, posting on our personal page won’t be…[Read more]
thanks for the helpful responses.
I actually have had a really good experience with one of the realtors. He’s helped us a lot with checking out the properties and figuring out the values.
I have no problem paying HIM, but the marketing department has made some blunders with the listing that have me hesitant to list with them again.…[Read more]
I’ve been working with 2 realtors in 2 separate states. I’ve been using them to have them check out properties to get an idea of what I can list at , etc.
I felt like as a courtesy I should give them the listing so I can continue having boots on the ground.
However, I feel like in both instances, I could do a better job selling the…[Read more]
Why not just do this for rural zip codes/counties?
Redfin may not be available for ALL rural areas, but they have decent coverage, so you should be able to make it work that way.
Best of luck!
Mike Brusca started the topic Will Brokers Try to Sell if You List on MLS Yourself? in the forum **Pro-Only Members – Ask A Question** 6 months ago
We’ve finally closed on our first couple properties.
We’re posting on Craigslist, FB groups, FB messenger, etc.. And we’re also using a service to get properties listed on the MLS.
Separately, I’ve been in contact with a broker to gauge pricing for 2 properties. She’s likely under the impression we’re going to list the land with…[Read more]
I’m about 8000 pieces of mail deep and I haven’t done priced on APN-level. That’s a lot to individually price…It’s impossible to price something “exactly” in my opinion. Just get the mail out.
Do it as the course describes, also check out the webinar in December (I think) where steve does the redfin pricing challenge, then tweak…[Read more]
Very excited to be coordinating photos to list our first property for sale.
As per the routine, we’re in the process of hiring/finding a photographer in the area to go out and take some photos.
It got me thinking: Should we be using some sort of waiver/agreement with the photographer where they would agree that we’re not liable…[Read more]
I got a call from a land owner who wanted to sell their property.
It has access to a main river (which I believe leads right to the ocean), but NO access from the land.
Obviously, there are few properties in the area like this, much less that have been bought/sold recently.
It’s 3.3 acres for $5800. The seller and I both know if it…[Read more]
I’m surprised you’re saying many don’t ask. I’ve had basically every single call at this point ask “How did you get that value?”.
I’ve been playing around with different variations of “It’s a ‘convenience’ offer based off comparable sold properties in the area for that acreage” .. I’m trying to experiment and see how I can say it…[Read more]
