I thought I would post an update so people walking into this can have a realistic look at this process.
There are a few things I’ve realized over the past three months after spending thousands of dollars on mailers.

Having done more comparisons, it seems that Redfin data is highly inaccurate in some counties when compared to Zillow and Realtor. I believe I may have just answered my own question.

I’ve started looking at other sites besides Zillow and Redfin for DOM/For Sale/Sold data, and I am finding MAJOR differences in the numbers reported. The DOM numbers aren’t even in the same ballpark across all of the sites, and the county for sale data isn’t any better! I have two owners that have contacted me with multiple lots in mountainous areas in the Carolina’s, and from the details that I’ve found in the county(s) documentation, it appears that homes are allowed to be built on slopes over 30%. No neighbor on this cul-de-sac. There are only six parcels on the whole road and all are empty right now. Sounding like this might be a deal killer if the person wanting to build has to pay for the road.

Assessing a parcel in a really popular area with lots of new homes going up. This subdivision does not have an HOA, and the road to the parcel (cul-de-sac) is overgrown and doesn’t appear to be fully paved. Who usually foots the bill for the road in these cases? I’ll consider deal funding when I have solid, profitable, deals. My biggest task at the moment is declining signed purchase agreements for the deals I don’t want to do. I need to refine the price per acre on my blind offers, and narrow it down to subdivisions.
