I think mentioning mineral rights creates more problems than its worth. When people buy land, they want it to be “their” land.
If you start removing mineral rights and adding easements, etc. I would think it becomes less attractive. I have removed it from my agreements. No one has ever asked to keep them.

Are any of you having issues with Title Pro? I’m no longer getting Owner information. Instead, I get a purple dot. Is this happening to other folks?
Just be sure to give the recorder a call first. Don’t ask him/her about getting clear title to a property. They won’t answer the question and they will tell you to get an attorney or title company. I would simply FIRE the buyer. Life is too short to have this guy interrupt your land buying and selling machine. Tell him you can’t work with anymore and simply refund his charge when it comes in.

I’m trying to post to multiple craigslist accounts. I have about 10 email addresses and 10 proxies. I’m writing unique ads with unique titles. Most (if not all) are getting flagged. Anyone having success? What’s the secret? Thanks!

I believe you could record the option and then get “release fee” on the hud payable to you. Find an attorney and ask them “How can we do this”? If the deal is fat, get transactional funding and close on it.
I suspect that it would have to go through probate to get clear title. I’d bet you can find out by googling Nevada real-estate law. I know that in Colorado a deed filed as “husband and wife” does not mean joint-tenants. Only the phrase “joint-tenants” or “joint-tenancy” is accepted. I found this by doing simple google searches.
