@808wright Were you using “bulk” mail services prior to O2O? Normally this class of mail is trashed and not returned.
I will add that O2O states that they run the addresses threw a USPS address verification system but I’ve NEVER been billed for anything less that the total number that I’ve uploaded. So IF they are removing any bad address…[Read more]

I have two sites. The buy site is VERY simple and honestly never gets was updates. It’s just there to lend a little credibility to the buy side business. Then the sales side obviously gets updated with properties more often as well as the selling Facebook page.

@rotortech another thing you can try. Enter a formula to compare the mailing address to the situs address.
Here is what I use: =VLOOKUP(P2,AT2,1,FALSE) where column P is mail address & column AT is situs address. Then copy the formula down. All the cells that return a value other than FALSE indicate that the two addresses are the same. I’ll…[Read more]

@ccase I look for odd or long names in the first name column of data and will update them before the mail merge. Normally just delete and add Sir so the letter is addressed to Deal Sir.

It can be hard when you hear about all the success of different individuals. It’s kinda like scrolling on facebook, you typically only see the “good stuff” of a person’s life. You don’t typically see the dirty and nasty of their life that most people try to hide from public view.

@alliance glad I’m not the only one that thought the cell fill color not changing might have been user error! There is no conditional formation to automatically update the cell colors as the data changes. As suggested these numbers will need to be adjusted from market to market so manually updating them is likely the best.
