    In an area like Texas and more specifically it’s low population counties, if they pass the geography and cheap land market tests, but don’t have many properties listed on TaxSaleLists should that concern me.

    Thanks, Brad. This is a great question and thank you for taking my advice in the program seriously. I’ve never had a disapointing result from a mailer in West Texas so no, I don’t think, in this specific case, that property tax default rates are that important. Two additional points:

    1) Make sure you check access before you pull the trigger on the acquisition. West Texas has a lot of subdivided property where roads were not part of the original plan. This should not stop your mailer, just a heads up.

    2) Look for super low assessed values and make sure the owners get an offer from you. You should do really well out there and please let us know.
