    I have a buyer who would like to purchase one of my lots by owner financing. I would prefer to cash out of it, but she is offering a large down payment which would more than double what I paid for it alone. So I guess this is the opportunity for me to learn how to do it. My lots are in Arizona.

    1. Where is the best place to source a document?
    2. How do I have it signed? Original signatures?, notary?, overnight a copy to her or just e-mail a copy?
    3. Do each of us keep an identical copy of the agreement?

    Thomas – When I asked these questions this is what I got:

    1. Source docs online or use Rocket Lawyer. I created my own from several good examples that I found online.
    2. I prefer using Docusign or similar but some people can’t manage that. For them, I send docs via Priority Mail with a return, postage paid envelope. I tell them to sign two copies and keep one of them.
