    I got a call back from an administrator of an estate. He is an attorney.
    The guy who owned the 5 acres in CA is deceased and the wife is also. I looked up the county records and it does show the attorney’s name “as administrator” on public title. It seems they were working on the title stuff for a while. They guy died in 2003. He wants to accept my offer in the $30k range. I do think the property is worth over $100k. With all the title stuff going on, you would definitely do an escrow on this property right?

    Yes, definitely. Even if there weren’t any apparent title issues, at that price I would definitely take it through a title/escrow company.

    Definitely. A title close will help you sell it as well.
