    Hi – I am curious what some of ya’lls first steps are when you have an interested buyer, however, keep in mind we do not have a credit card system set up etc. on our website. So we will be receiving payment in the form of a check, do you usually tell the buyer once you receive the check you will mail them the new deed (signed)? Or what are some initial things you do when coming across interested buyers?

    Yes, basically just get paid first then send the deed. You can send it to the county with fees and explain they will get the recorded deed from county. Or you can send to the buyer directly. Personally, I like to take of it all for the buyer. Anyone on this forum will encourage you as a new guy to just be honest. Be fair but firm. No money no deed.

    Thanks Rod! If we bought the property and initially closed with a title company – do you recommend closing with a title company again when you sell? Or just self close and send the updated deed to the county? (Electronic submittals are probably the easiest if the county allows).

    Well, there is more than one answer to your question. Search forum for buying and selling with title insurance. But you can do it either way. Depends on ultimate use for the buyer. What do they want to do with it. Contact your title company and tell them what you are thinking. They should help.
