Does anyone know what type of deed I should use?
Seems to me that Steve said Special Warranty was the way to go since you are only warning title for the time that you owned the parcel.
Whereas a Warranty Deed warrants title all the way back to the day the parcel was subdivided (which is more than you can guarantee on our average closing where no formal title search was done)
